The project involved the construction of a multilevel automated distribution centre with a ground floor footprint 50,400m2. There are two levels of mezzanine over the entire warehouse footprint giving a combined floor area of over 150,000m2. In addition to the warehouse footprint, an office structure was provided to the front elevation and multiple ancillary structures such as welfare facilities, stair cores and driver areas around the perimeter of the building.

The warehouse is fully automated and uses robots on the two levels of mezzanine to move product around and facilitate the picking and packing of goods. The use of automation whilst optimising lightning-fast fulfilment required adherence to strict client performance criteria for the mezzanine floor levelness and flatness which were designed and poured to a datum.

The main frame is supported on CFA piles due to the high foundation loads resulting from the multiple levels of mezzanine. The ground floor slab is ground bearing and constructed to FM2 surface regularity.

A detailed cut and fill exercise was completed optimising the main building finished floor level to balance site won material and minimise materials going off site. The external areas included a large retention pond as part of the surface water drainage strategy. The external concrete yard areas include HGV loading and parking on two sides of the building. Associate car parking also provided along with a dedicated bus park.

The external works included a detailed road network including priority and roundabout junctions leading to two separate accesses to the public road network. Finished external surfaces included concrete yard slabs and asphalt paving. Two commercial vehicle accesses and two separate car park accesses onto the off-site roads were provided together with cycle and pedestrian paths.

Ground improvement works comprising lime stabilisation of the subgrades ensured there was reduced importation of pavement and sub grade improvement materials. Additionally multiple site perimeter retaining walls were constructed.

The drainage design necessitated routing runoff from impermeable areas via a piped network with petrol interceptors to provide pollution control to a single retention pond. Attenuated flow was then released to an adjacent watercourse.
